ASW Allstate Painting & Construction rebuilds luxury single-family residences across the San Diego area. Nearly all of its recent projects are complete renovations, rebuilt from framing and mechanical systems through to the final finish.

The firm works to architect-led specifications across home sizes from compact townhomes to residences of nearly nine thousand square feet, most of them on constrained coastal and hillside sites where access, neighbors, and finish tolerances all narrow the margin for error.

Each project runs under a single point of accountability. The principal is on site, holds the schedule, and answers for the result, so owners and their design teams work directly with the person responsible for the build.

Ron Aliezer began his career in 1993 with complete multifamily renovations across Texas, rebuilding each property inside and out. That work established the standards the firm still holds today: a thorough scope, disciplined execution, and every project delivered complete.

The practice expanded into renovation programs nationwide and, for a period, into land development in and around Houston, where the firm subdivided acreage into finished lots for homebuilders and constructed a number of houses of its own. That work added entitlement and ground-up delivery to a portfolio previously defined by renovation alone.

The firm's focus has since moved to California and the San Diego luxury residential market, where it rebuilds single-family homes of every scale. La Jolla is now its principal market.

Ron remains personally engaged on every project, walking the site, holding the schedule, and working directly with architects, designers, and owners' representatives at every stage of the build. Clients deal with the principal rather than a layer of account management.

Project 01

Via Casa

La Jolla, CA 92037

The largest residence in the firm's California portfolio and a two-year undertaking, sited at the highest residential point of Mount Soledad with 360-degree views across San Diego and a short walk from the Mount Soledad Memorial. The house was taken down to its studs and rebuilt in full: structure, envelope, systems, and every interior surface, across 8,600 square feet. Its tiered, cascading plan steps with the slope of the mountain, a layout that governed the sequencing of every trade on site and gives each level its own outlook.

Project 02

Moonlight Drive

La Jolla, CA 92037

A 5,900-square-foot residence overlooking the Pacific and Mission Bay. Interiors, systems, and exterior were replaced in their entirety over a program of just over a year, with principal rooms and glazing reoriented to hold the view. The rear grounds were built out in full as finished outdoor living space, extending the house into the site rather than stopping at its walls.

Lookout Drive

La Jolla, CA 92037

A 3,600-square-foot contemporary residence above La Jolla Cove, rebuilt across three levels with ocean and mountain views from every floor. Smooth stucco, floor-to-ceiling glass, and wraparound decks open the plan to the outdoors at every level, with a steel-frame open-riser stair carrying the vertical circulation. The grounds were built out across a terraced grade: pool and spa with stone waterfalls, an outdoor kitchen, and dense planting stepping down to a putting green at the lower level.

Virginia Way

La Jolla, CA 92037

A custom contemporary residence of five bedrooms on Virginia Way, blocks from the beach and a short walk from the heart of La Jolla Village. The 3,200-square-foot home was reworked from the frame up over a little more than a year, with walls of glass and a restrained white-stucco exterior organizing the plan around indoor-outdoor living. Outdoor scope was extensive: multiple decks and patios, a pool with water feature and spa, and a sunken roof deck built to take in panoramic ocean and sunset views.

Rosemont Street

La Jolla, CA 92037

A redevelopment rather than a renovation: a single corner lot at the end of a cul-de-sac in the Beach Barber Tract, subdivided and built out as two custom contemporary townhomes moments from Windansea Beach. Both were carried through subdivision, permitting, and construction in one continuous program, planned around expansive glazing and indoor-outdoor living, with a private deck off the primary suite and a rooftop terrace taking in panoramic coastal views. Finishes were selected to the same standard as the firm's larger La Jolla work, including Italian cabinetry in the kitchens.

Project 06

Sagebrush Drive

La Jolla, CA 92037

The firm's most recent La Jolla delivery: a 2,200-square-foot residence perched above a quiet coastal canyon. Work was concentrated on the interior, which was gutted and rebuilt, with living and kitchen volumes reconfigured and opened to the canyon views and new millwork, stone, lighting, and fixtures throughout. Leaving the existing shell largely intact allowed the whole program to be delivered in six months despite constrained access on a canyon-edge site in an occupied neighborhood.
